What does it cost to buy property in Belgium?
Registration duty differs by region. Reduced rates require confirmed sole-home eligibility, not just first-time status or nationality. Standard new-build VAT is 21%; land can be taxed separately. Special 6% VAT, energy-performance allowances require notarial confirmation and are not included. Notarial remuneration, individual disbursements, transcription and writing duties require an itemised quote; totals are partial budgets.
Regional choices: Flanders · Brussels · Wallonia. The example below uses Flanders.
Required quote-only costs are excluded from the figures below; this is a partial budget, not a complete quote.

Common questions
Who pays the estate agency?
Illustrative published agency fee: 3% excluding VAT, 3.63% including VAT. Not a compulsory or national typical rate. Hiring client pays; seller commonly pays. Buyer only owes commission under formal agreement; enter actual quote.
Can the fees differ locally?
Yes. Choose the actual region in the calculator and check reduced-rate eligibility and taxable valuations with your adviser.
Are mortgages or insurance included?
Financing is separate. First-year home insurance is included only where a sourced estimate is available; otherwise a quote is needed. Personal gains taxes, special exemptions and unknown commission are not complete estimates.
Does the IIPE route guarantee a saving?
No. Taxes and required costs remain payable. Only your avoidable, separately agreed agency fee can be compared with IIPE services, assuming the same property price and outcome. An existing mandate may still require payment.
